Property problems: Why selling a house in Liverpool can take so long – even in popular areas – and what to do

Liverpool is often described as one of the UK’s stronger northern property markets, with good demand for terraced and family homes.

Yet many Liverpool home sellers are still surprised by how long it takes from when they first list their property to when their sale eventually completes, months later.

According to Home.co.uk, finding a buyer in Liverpool can be relatively quick, taking an average of 102 days. But data from Zoopla data shows that while agreeing a sale can be relatively quick, the full process from listing to completion takes around 25 weeks – just under six months – across the UK.

So why does it take so long and what can you do if you can’t wait? We spoke to Chris Hodgkinson from House Buyer Bureau (HBB) to find out.

Liverpool’s market: quick interest, slow finishes

Zoopla research consistently places Liverpool among the top areas where house sellers find buyers faster than the national average, particularly for two‑ and three‑bedroom houses. Lower average prices compared to the South mean affordability is good and demand is steady.

But finding a buyer is only the beginning.

Many Liverpool sales slow down after an offer is accepted. A three‑bed home might get interest in weeks, but completion can still take months. That gap is where sellers start to feel stuck.

The full property sale journey (and where time disappears)

Selling a property is not one step – it’s a chain of events, and delays can happen at any link.

1. Finding the right buyer

Even in Liverpool’s active areas, price matters. Home.co.uk data shows higher‑priced homes can take significantly longer to sell than mid‑market properties. Overpricing often leads to early price reductions, which slows momentum.

2. Negotiating the price

Most offers come with conditions. Buyers want to negotiate on fixtures, dates, or price, especially if they’re cautious about mortgage rates or future costs.

3. Survey and valuation

Buyer surveys often uncover issues – roof repairs, damp, electrics – leading to renegotiation, not progress. Even minor problems can delay a sale by weeks. Things can get even trickier if the surveyor values the house at less than the agreed selling price. This is known as a “down valuation” and can have implications for both seller and buyer.

4. Legal checks and searches

This is usually the longest phase. Solicitors must check title, boundaries, planning permissions, and local authority searches. Local searches can take weeks (sometimes months) to come back. Delays here are common, especially if paperwork is missing or it takes a long time to reply to solicitor’s questions.

5. Chains and mortgage delays

If your buyer has a buyer, who has a buyer, then you’re going to be stuck in a property chain. And a delay anywhere along that chain affects everyone. Chains are one of the biggest reasons UK sales fall through or drag on.

6. Exchange and completion

Even once contracts are exchanged, completion dates may be pushed back to suit removals, work schedules, or mortgage funding. It isn’t uncommon for there to be a 4 week delay between exchanging contracts and moving-day.

Why six months is considered “normal”

Zoopla data shows the average UK home takes around 185 days from listing to completion – roughly six months. Many Liverpool sellers expect local strength to shorten this, but the legal and financial steps are broadly the same everywhere.

As Chris Hodgkinson, Managing Director of House Buyer Bureau, explains: “People often blame the market for delays, but most of the waiting happens after a buyer is found. Surveys, solicitors, chains and searches all add time that sellers don’t see coming, haven’t planned for and can get very frustrated by.”

What Liverpool sellers can do to speed things up

While no sale is instant on the open market, there are ways to reduce delays:

· Price realistically from day one – Homes priced correctly sell much faster than those that need reductions later.

· Prepare paperwork early – Delays with solicitors are very, very common. You can speed things up by completing paperwork quickly and by having important documents like title deeds, planning documents, warranties and ID checks ready.

· Fix obvious issues – Small repairs can make a big difference if they help avoid a lower valuation by the surveyor.

· Choose a proactive solicitor – Picking the right solicitor is essential. Speed and communication should matter more than price. Choose a solicitor who has a good track record in the property market.

· Be chain‑aware – Your estate agent should help you understand how many buyers are in your chain, and be proactive in keeping things moving (so far as they can). If speed of sale is important then consider selling to “cash buyers only” to avoid a chain.

Even with everything done right, sellers still need patience.

When speed and certainty matter more than price

For some Liverpool homeowners, waiting six months simply isn’t an option. Divorce, probate, relocation, financial pressure or personal change can mean certainty matters more than achieving the very best price.

That’s where House Buyer Bureau (HBB) offers a different route.

House Buyer Bureau buys properties directly and can complete in as little as one week (typically 4-6 weeks), removing:

· Delays and risk of fall through due to Chains

· Stress caused by Mortgage delays

· Uncertainty and renegotiation following surveys

· Months of legal uncertainty and complexity

Selling to a fast cash buyer usually means accepting a lower price than open‑market value. But sellers gain speed, simplicity, control over completion dates, and peace of mind.

Chris Hodgkinson adds: “Selling for lower than full market value might seem counter intuitive, but for many sellers, knowing when they’ll complete, that things won’t fall apart and they they’ll have a stress-free sale is far more valuable to them.”
